I am very creative with a good eye for design, do I need to be certified to be a home stager?

There is no industry standard or requirement for formal training or certification.

Getting the proper training will make you stand out as a professional and give you the confidence to take on paying clients.

 

Starting without training is like being handed a box of jigsaw puzzles with missing pieces. It will take you twice as long and cost twice as much experimenting. The easier way is to get trained by someone who has been through what you’re aspiring to do. Formal training will give you a roadmap to start strong and grow quickly without reinventing the wheel.

How much money can I make as a home stager?

You can make as much money as you want to.  As a business owner, the time you put in is directly related to how much money you make. It is not uncommon for mid-level boutique companies to make six to seven figures a year.  It can be a rewarding and lucrative business with good cash flow and potential for quick growth.

How much capital do I need to start a home staging business?

You can start with NO CAPITAL, using your skills and talent to earn money.

One business model requiring no money to start is CONSULTATIONS, where you teach clients how to use what they already own to stage without bringing in any inventory. You may also offer seasonal staging, E Design, Home Makeovers, and Personal Shopper. There are also no money-required marketing strategies. Starting with the business model that has no overhead expenses and no capital will allow you to raise capital on your own

Once you start making money, you may invest in OCCUPIED STAGING, where you use the client's existing furniture, but you may be required to add decorative accessories that you buy and rent to the client or buy with for and on behalf of the client with their money, so you don't have to store them.  Your initial startup investment can be as low as $2,500 to procure decorative accessories, professional website setup, and initial marketing.

 

VACANT STAGING requires more capital; you may need to buy furniture and rent a storage space or warehouse to store your staging inventory.  You can start with a house worth of furniture and buy more as you get more business.  Furniture rental is an option for the vacant staging business model, but you will need to buy all the decorative accessories you can rent to the client as part of your services. Your initial startup investment can be as low as $5,000 to procure small furnishing, decorative accessories, professional website setup, and initial marketing.  You may be able to carve out temporary storage for the decorative items in your home, so you don't have to pay for storage until you start making money.

How does the recent shift in the real estate market affect home staging as a business

Real estate, by nature, is and will continue to be a cyclical market. Statistics show that home staging is a proven marketing tool for selling a house. 

 

In any market condition, sellers still need to sell quickly and for as much money as possible, so as long as people are buying and selling homes, there will continue to be a need for staging as a means of marketing homes, regardless of market shifts. 
 

Studies show that 90% of home buyers cannot visualize how to furnish an empty home.  Staging provides the visual to help them see themselves living in the home and propel them to make an offer. Home buyers are more discriminating, now wanting more for their money; staging gives them the visual that propels them to make an offer.

How quickly will I start making money?

This is not a get-rich-quick kind of business, and real estate is a cyclical market, so be sure to have 3-6 months of savings you can live on or another job that pays the bills while you ramp up. 

 

Home staging is no different from any other business; your success and how soon you start making money will depend on how much time you dedicate to the business and how you consistently apply the marketing techniques you will learn in this course.
